Brokers and correspondents placing business-purpose commercial real estate, bridge, fix-and-flip and hard-money loans with private and institutional lenders.
A capital-source directory
Every lender with contacts, submission email, programs, amount ranges, states and notes on what they will and will not do.
Scenario submissions
Send a deal to the lenders you pick with per-lender templates and attached documents, and track every response.
Term sheets side by side
Record each lender's quote, fees and payment on the deal and compare them in one view.
Broker fees tracked
Expected and received fees per closed deal, with splits to co-brokers and referral partners.
Business-purpose lending only
This CRM is for commercial and business-purpose loans: investment property, owner-occupied commercial property, bridge, construction and hard-money loans to entities. It is not a residential mortgage loan origination system.
Residential mortgage brokers
Consumer residential mortgages need a regulated loan origination system that handles TRID disclosures (Loan Estimate and Closing Disclosure), RESPA, HMDA reporting and the 1003 application. We do none of that, so we do not offer a residential mortgage product.
Keeping capital sources organized
Private lenders and debt funds change appetite often. Each lender record holds contacts, the submission email, programs with amount ranges, and rules for states and entity types, plus notes on asset classes, leverage limits and recent closings. Submissions and approvals per lender build a track record you can sort by.
Lender matching can screen on amount, state, entity type, credit score and time in business. Property-level underwriting such as loan-to-value, debt service coverage, property type and as-is versus after-repair value is not a matching metric. Store those in custom fields on the deal and read them before you submit.
From scenario to close
Start a deal with the borrower entity, guarantors and the request. Attach the purchase contract, rent roll, operating statements, appraisal or broker opinion of value and the borrower's financial statement as typed documents. Send the scenario to the lenders that fit, track sent, in review, stips requested, approved or declined per lender, and record each quote.
The board shows time in status, so a deal waiting on a third-party report does not disappear. Tasks with due dates cover appraisal orders, title and closing dates.
Fees and co-brokers
Record the broker fee or yield spread you expect on each deal, mark it received at closing, and split it with co-brokers or referral partners. Upload a lender's statement as a CSV if they pay several fees at once.
Is it a fit?
A good fit when
- Brokers placing business-purpose commercial, bridge and hard-money loans
- Teams with a large list of private lenders and debt funds
- Brokers who share fees with co-brokers and referral partners
- Shops that also place working capital or lines of credit for the same borrowers
Not the right tool (yet) when
- Residential consumer mortgages (TRID, RESPA, HMDA, 1003); not planned
- LTV, DSCR, property type and value as matching metrics (store them as custom fields)
- Interest-only and amortizing loan schedules on offers (use the free business loan payment calculator)
- Draw schedules and construction loan administration
Questions
Can residential mortgage brokers use this?
No. Consumer mortgages need a regulated LOS with TRID disclosures, RESPA and HMDA reporting, which we do not provide. This CRM is for business-purpose commercial lending.
Can I match deals on LTV or DSCR?
Not automatically. Matching uses amount, state, entity type, credit, time in business and cash-flow metrics. Keep LTV, DSCR and property type in custom fields and filter on them.
Can I store appraisals and rent rolls?
Yes, as documents on the deal. Files are stored privately and downloaded only through the app by users with access.
How do I record a term sheet?
As an offer on that lender's submission, with the amount, payment, fees and notes on rate and terms.
