Why it matters
Reps should be paid on money the shop has received, in proportion to what was received. The Payouts tab applies that rule to every split, so a payout run takes minutes and nobody is paid on a commission the lender never sent.
How payable amounts work
- Rep and partner splits are created when the deal is funded (see the split math in the commissions lesson).
- A split stays pending until its commission is received (paid in full, or closed by a final payment).
- It then becomes owed, scaled by what the lender paid: split x received / expected, never more than the split.
- A clawback adds negative amounts that are owed at once, so they net against the payee's next payout.
Example: a rep's splits on one deal are $720 on the base and $900 on the upsell. The lender paid the base in full and $1,700 of the $2,000 upsell, final. Owed now: 720 + 900 x 1,700 / 2,000 = 720 + 765 = $1,485.
Run a payout
- 1Open Commissions → Payouts. The tiles show Owed now, Paid out and Waiting on lender.
- 2Each payee card shows Owed, Paid and Pending, and lists every owed split: merchant, lender, type and when the lender paid.
- 3Pay the person the usual way (payroll, transfer). The CRM does not send money.
- 4Click Mark $… paid on their card and confirm with Mark paid. It covers every split listed on the card.
A negative Owed (shown in red) means clawbacks exceed what the payee has earned since. Settle it with them before marking anything paid.
Rep splits
The Rep splits card at the bottom of Payouts sets the Default rep split (50% unless changed) and an override per rep. A rep's split is their share of the house commission after any partner. Click Save splits. Changes apply to deals funded afterwards; existing splits do not change.
Owners and managers see every payee and the rep splits card. Agents see only their own payouts. Only owners and managers can mark payouts paid or change splits.
