Lender scorecard and underwriting reports

Read the lender scorecard and turn its decline reasons into better lender criteria.

5 min Updated Managers, Owners

A short walkthrough video is coming. The written steps below cover everything in the meantime.

Why it matters

Criteria tell you what a lender says it funds. Outcomes tell you what it actually funds. Comparing the two each month is how a lender list stays accurate and how you decide where your best files go first.

The lender scorecard

  1. 1Open Reports and click Lender scorecard.
  2. 2Pick a date range (Last 12 months by default), and optionally a rep or one lender.
  3. 3Read one row per lender for the submissions sent in the range.
ColumnWhat it tells you
Sent, ApprovalSubmissions sent and the share approved of those sent (hover for approved and declined counts).
Time to offerAverage time from sending to the first offer.
Avg factor, Avg comm. %The price they come back at and what you earn on it.
FundedDeals funded in the range and their volume.
Avg comm. $Average expected commission per funded deal.
Top decline reasonsThe lender's most common reasons, plus the top merchant reason.

The lender scorecard is part of Advanced reports (included in the Pro plan). Agents see their own deals only.

One lender in detail

Open a lender and click Performance for its approval rate, Days to offer, average factor and commission, funded count, decline reasons as bars (lender and merchant), and submissions by status. The card says it plainly: compare with its stored criteria.

Acting on what you see

  • A lender declining for revenue again and again: its revenue rule is missing or too low. Raise it.
  • A lender approving deals your matrix marks Ineligible: a rule is too strict, or it should be soft.
  • A slow lender with a high approval rate: submit to it first, not last.
  • Merchant declines piling up on one lender: its pricing is losing deals. Check Avg factor against others.

Decline reasons only count when they are recorded. Make sure submissions get their decline reason and lost deals get Decline reasons, or the scorecard goes quiet exactly where you need it.
